What is an IDX Website?

An IDX website is any website that receives a feed of fresh listings from your MLS through a third party IDX provider. Generally speaking, third party IDX providers update their MLS listings every 15 minutes. That means that an IDX website will have listings that are just as fresh as what you have available to you via your MLS.

Potential buyers will have a very similar experience browsing an IDX website for listings as they would on Zillow or Realtor.com

While many IDX websites just have listings, others are full agent or brokerage websites that have landing pages, about us pages, mortgage calculators, a blog, videos, and everything else an agent might have on their website.

What Does IDX Do?

IDX adds the ability for you to display all of the listings in your MLS database on your website. Both your listings, and those of every other broker. The IDX services company (we work with them all: iHomefinder, Showcase IDX, IDX Broker, Diverse Solutions, etc., to name a few) takes the listing data from the MLS and adds an entire tool-set on top for visitor tracking and lead capture.

What Does An IDX Website Look Like?

Take a look at the below screenshot of the Realtor.com website. The display of search and listings on this page are exactly what you could replicate with IDX on your own website. This will keep your clients on your website searching for property and help keep them off the portals, where they may get poached by other agents.

Diverse Solutions

$49.95+/mo plus $99.95 setup fee. Diverse Solutions was previously owned by Zillow, and now is part of Constellation Software. Their map search is built on Google Maps. They also have other connected tools like an Envoy CRM.

IDX Broker

$50+/mo plus $99.99 setup fee. IDX Broker is the largest and most established IDX provider. As such, it has some of the best MLS coverage as well as numerous direct integrations. It has numerous features including social media integrations and highly customizable links. They also offer a complete IDX website ready out-of-the-box. Their maps are built on MapQuest maps. Consider IDX Broker if you are a website developer or a dedicated agent going DIY on their WordPress site.
